Over the past 5 years we built our business up to £250,000/pM in rental income, whilst having more time to spend with family, Having more freedom and a much higher income..
With property prices continuing to soar, rental costs increasing for standard bTL tenants, a perfect and sometimes neccesary stepping stone for professionals is HMOs.. In addition, the HUGE number of students that require 2nd/3rd/4th year accomodation continues to grow across the UK.
A low income for a HMO Landlord would be anything from £800 profit per month, the average profit for our deals are £1,500/pM
Having money parked in a standard BTL means if your 1 tenant decides to stop paying that's your income stopped.. With HMOs if 1 tenant stops you have another 5,6,7+ tenants continuing to pay keeping you in the green whilst you negotiate that tenant.

in my early 20’s. After dropping out of school and getting into labouring then plastering I quickly realised that it was hard graft, low pay and definitely didn’t fancy doing it for the rest of my life. I managed to save £15k determined to get into property.
My first deal I invested in was an HMO (House of Multiple Occupancy) in the north of England through my neighbour that had a property investment company, it looked like a great opportunity with good returns, and thought this was my first step to building my property empire. However this excitement was short lived as his company went into liquidation just weeks later and taking my hard earned with it. I was furious and gutted, working for 3 years to save that money and thinking that I was going to have to start again and go back to plastering.
But my saving grace was that he was my neighbour, and he couldn't really walk away as I was just next door, so as a compromise he offered to help me earn my money back doing what he did which was effectively deal sourcing. After 6 months of learning the ropes, I realised that he didn’t really know what he was doing, but I had learnt enough to go out on my own doing it for myself and finding investors for property deals I had found.
But then the 2008 credit crisis hit, and hit hard!
So having seen the number of repossessions in the USA, I took the trip out there to build a team to buy and renovate homes that I could then sell to UK investors wanting to take advantage of the heavily discounted houses and high yields in the States.
After building up some capital and a few years of doing this, I decided to get out of property all together having fell out of love with it, so went off to be involved in other businesses before coming back to property again when I was 30.
Now armed with more capital I got involved in new build developing but realised this wasn’t the strategy for me, it was very capital intensive, and taking months if not years to get a return on your investment. Plus the worry of delays selling the property and actually getting the price you had hoped for it. It didn’t give me the passive income I wanted as you had to keep hunting for your next site. It was a feast or famine strategy.
This strategy has given me the opportunity to live life on my own terms, the ability to travel, spend more time with my now wife, friends and family. Giving me financial freedom to do whatever I want when I want.
